    "This hotel was experiencing some management problems and may improve with time given current new incumbents.The rooms were described as small but the reallity is ' really small'. The double room I was given in exchange for a single was grubby, tired and quite frankly not up to a standard expected in todays hospitality trade even though the price was bottom line. The new management staff were friendly and upbeat about the future of the hotel and I wish them well but they have a lot to do." (97393807)

    Not a lot. Quite depressing in fact.

    Small room which was not cleaned properly. Inadequate bar facilities. General run down appearance of property both inside and out.

    Struggling to think of any!!

    Room very dirty especially carpet around edges. Was downstairs in basement and very cold - in August!! Shower intermittent, would stop/start and scald you. Towels not very pleasant to smell, fortunately managed to drip dry. Bedding had holes in it. One couple during my stay decided to leave and find an alternative hotel. Hotel inspectors would have a field day with this one.

    The reception was good. Checkin time is flexible and people are very co-operavtive. Breakfast was excellent.

    They were very accomadating once they found our reservation. Very helpful in helping us get around the city and how to use the public transit.

    The rooms were very cramped and did not seem to be finished in regards to decorating and painting. For the price we paid we did not feel that the rooms were up to standard

    The staff were extremely friendly, it was easy to find and it was good value for money. They were wonderful about me bringing my dog.

    Nothing much - only that the TV remote didnt work.

    dirty room, bedding dirty, cobwebs on window and ceiling, sink hadn't been cleaned still had shaving stubble in it, double mattress on a 3/4 base, wire hanging out of lamp and the bulb, did not feel we could stay the hotel is in serious decline

    "With budget hotels you don't expect the very best of everything but this hotel was very basic. A few more staff may have meant that the rooms were cleaned daily and the cleaner wouldn't be serving breakfast before she went about the rest of her work." (97103653)

    Staff were friendly and eager to please although they were restricted by a very heavy workload and time.

    Shower not working properly, room was dark and very badly decorated, cold and would have suited better as a single room.

    Owner and wife were very helpfull and went out of their way to ensure we got some breakfast long before the normal hour.

    The mattress on the bed had such bad springs that I had to sleep on top of the coverlet.

    "A convenient place to stay for visiting Edinburgh and the train goes across the Forth Bridge.The hotel is near Deep Sea World. It is very reasonably priced. The room has tea/coffee making facilities. There isn't a restaurant but there are places in the village and in North Queensferry. We enjoyed our stay." (97199843)

    Staff were very friendly. There was parking available and a train station nearby. Quiet area. The Deep Sea World aquarium is nearby.

    The water pressure of the shower was very weak.

    "Better map and instructions would have helped us to find the hotel more quickly- the signpost at the front of the hotel is not very visible from the road, especially in the dark!     "We were informed on arrival that the previous manager had left just a few days before, and he was blamed for the run down condition of the place. The room should not have been let until it had repairs, decoration, new beds and thorough cleaning carried out. If we had been able to find somewhere else in the area we would have walked out, but we had our young Grandson with us and wanted to stay in the area." (97062014)

    Poor state of cleanliness. Decoration poor. Radiator coming away from wall,windows not opening properly, creaky beds, torn mattresses, The whole place was filthy, especially the bedroom.

    "the owners of boreland lodge should get in contact with the t.v programes how clean is your home with kim and aggie also the hotel inspector which i believe is shown on channel 5, as i feel they really need the help to firstly get the place CLEAN then to at least put in basic but adiquit matching furnishings such as carpets, bed linen, welcome tray (kettle, cups,etc) and really need to sort out the en-suit bathrooms, glad i had some anti-bacterial wipes with me is all i can say" (97367082)

    parking facillities, easy to find

    the room was dated, en-suit bathroom had a damp musty smell, tv remote didnt work, teaspoons, cups and kettle were all stained, had to put towels on the floor as the carpet was so dirty and grimy, matress bed was very hard. the whole place is in need of some serious thourough cleaning.

    They were very accomidating to us. We had a flight delay and didn't get in until almost midnight but called and they put the keys out for us. Breakfast was also good.

    "The Proprietor was most obliging when I had to cancel the booking for a colleague who was to have accompanied me, but could not at short notice. This was a pleasant short stay, much enjoyed because of the attention of the staff.     "Although the hotel offered off street parking in a quiet area - great, our stay was marred by the smell of smoke throughout the building. The owner accomodation is attached to the hotel and the door was constantly left open for their smoke to permiate the rest of the hotel. Having two young children, it was paramount that we had a non smoking room. It may also seem trivial, but the floorboards and doors creaked very loudly everywhere you went. Floorboards are not easy to fix, granted, but a spot of oil would have done wonders on the hinges and prevented my children waking up everytime a door was opened or shut! The breakfast was mediocre; it was a limited buffet, luke warm and not much choice. To cap it all, we found the proprietor sitting outside the hotel door smoking as we left - is this really the scene you wish to greet your customers with? I don't think so." (3304653074)
