"At £90 per room per night the hotel represents poor value for money when compared to the branded budget hotels. The room was poorly furnished with cobwebs hanging from the ceiling, although plenty of towels were supplied and the bed was comfortable. It was "adequate if expensive" for an overnight and the staff was helpful. I would not have wanted to stay there for any length of time." (107255748)
The booking process and receptionist were very good. She even offered to get up 30 mins early to deliver our breakfast, which was of a reasonably and acceptable standard.
I thought the room was surprisingly tatty and far too small. We squeezed an extra child bed in, but to be charged £12 for that is not right. You have to unfold and make up the bed yourself as it can only go behind the door.

Spacious bathroom and comfortable bed.
Not particularly clean, paint flaking off walls, noise from hot water boiler and neighbouring room, window openning not resticted so I felt vulnerable leaving the window open at night as a lone female.

Nice, helpful staff
Room was very dirty--cobwebs in corners, dirty carpet, etc. Odd, rubbery bathroom floor and open shower that got everything drenched.

- Damp on the toilet wall - Side wall in main room and toilet needs revamping (bricks are visible) - Window and door frames made of obsolete material (wood still?) - No separating structure to keep shower water inside shower area

Very pretty setting with all necessary facilities provided, including toiletries.
Water for shower not very hot and taps in sink need repairing although are functional. Facilities in room for eating breakfast were somewhat limited as the room was quite small.

Friendly staff, lovely setting, rooms cleaned every day to high standard, breakfast and nibbles in room enjoyed and appreciated. Nice communal patio area to sit and enjoy breakfast.
Wasn't too keen on the wet room idea in the toilet. I would have loved a bath as I was on my feet all day. Realised however that the accomodation was designed with disabled and infirm people in mind, which is more important than my feet. Perhaps a few more seats outside for B&B people to sit at, not enough for every room.

"It would have been helpful to know in advance that staff would not be available on arrival. Also we did not know that breakfast was delivered to the room, that there was no dining room. As no-one was available on arival, we could not book a breakfast delivery time, and did not discover the arrangement until reading the information book in the room. Otherwise the room was clean and comfortable and as stated, the location was good. the breakfast was varied and adequate." (97620345)

"When we arrived, we were very pleased with the outside appearance of the property, and the ample parking, as well as with the welcome and helpfulness of the young lady on duty at reception.We thought the room was small and pokey, but went off to visit our relatives. It was when we returned at 6 pm that we realised how very unclean the bathroom was. As there was no one on duty at reception, we were unable to ask to be moved. It was very disappointing, especially as we maintain high standards of hygiene in our holiday letting cottage.The breakfast was good and was delivered to our room precisely when ordered the day before." Good position, easy to find,convenient for Abingdon and very peaceful. Attractive buildings with courtyard gardens, most provided with garden chairs and tables.
The room was very small, only one chair provided meaning one of us had to sit on the bed for breakfast.The carpet was stained and the bathroom had not been cleaned adequately. The toilet was very unclean and no water glasses were provided. Had to drink out of thick cups.

"It was a lovely place to stay and I shall definitely come back. Although the pool was not working, we didn't actually realise that there was one before we arrived so would not have been prepared. I really have nothing to say as I was happy with every aspect of the stay-although I could imagine that it would beneft from an air cooler in the height of the summer." (99702304)

We had the end room (10)next to the kitchen and it was a a bit noisy on occasions, especially when breakfasts were being prepared. Not used to a shower wet room. Floor marhed with limescale

Semi rural location
The room stank we had to keep the windows open at all times to make it bearable. Loud party that spilled out from the main building when I was trying to get to sleep.

"The accommodation had a nice ambience and was quite informal. The kids enjoyed the swimming pool. Beds were very comfortable and ensuite spacious. Breakfast quite good but fresh coffee would have been nice. The room and en suite could have done with a makeover. We stayed 3 nights and, as advised on the leaflet in the room, left a towel on the en-suite floor on the second morning as I needed a fresh one. However, this was still there later that day so the en-suite had never been cleaned that day.

"We informed the Reception that we would not be arriving until 4.30 on Saturday afternoon. Reception had closed at 2.30. although a member of staff did arrive when we telephoned. Also we were disappointed that in the morning at 7.00 there was no hot water in the shower. The neighbours next door were very noisey during the night. We will not come again." (2672807)

The accommodation was set in a beautiful situation, the room was very light and airy and the atmosphere was tranquil
I would have liked a shower tray instead of a wet floor all evening!

"I would love to return to the cottage if a more relaxed attitude was taken by staff, i can fully understand the need to clean and prepare for the next guest but i felt like i was being bullied infrount of a very dear friend to get out of the room. I was dismayed to have a memeber of staff knocking on my door to say we had to leave the accomodation in five minuets as that what was required and the new guests had arrived to take over the room

"We already knew the area and it is ideal for dog walking and running.The B & B room was adequate but a bit small for more than a couple of days stay. Considering it was Xmas, the service was fine and very helpful (we were moved to another (bigger)room without any fuss because the TV remote was missing from our original room)The cottages and lodges on site looked very nice for a longer stay." "We knew and liked the venue because our family had hired the swimming pool previously, but we had not stayed there before. We realised that the hotel catered for disabled persons, but the doorways and general layout of our room would not have accommodated wheelchairs because of the difficulty in positioning the furniture differently. The bathroom, although excellently equipped for the disabled, had washbasin and mirror at an inconvenient height for us. The accommodation therefore was neither one thing nor the other." (3304566853)

Room was rather cramped and lacked the table and chairs necessary for breakfast which was brought to the room.
