    Pleasant staff - receptionist carried my case up to the second floor, without being asked. Nice choice for continental breakfast.

    No lift. Noisy- not the fault of the hotel, but it was opposite a Fringe Venue.

    Location

    Decor - too heavy and dark. Building - in poor repair (leaks from rain and fire alarm went off at 2AM for 1/2 hour.) Staff- too sparse, especially at night. Parking - non-existant. No elevator to carry bags to 4th floor. Breakfast area - remote, basement location and no hot entrees.

    Room size

    No hot water on one day - security etc lacking; a stranger was violently sick outside of our room after trying to get in. Food was VERY average

    "Overall, we were very happy with our stay. It was within walking distance to the main sights, the staff was very friendly, and the room was huge." (97252348)

    The space was very large which was fabulous with two small kids. Very clean and quiet.

    Needed an alarm clock in the room. We asked for a wake up call that never came. We needed to leave the hotel by 4:30am to catch a flight back to Canada and when we asked the gentleman at the front desk, he commented that he had not set up a wake up call in a long time and was not sure how. Fortunately, I did not trust that we would get a call and I forced myself to stay up all night. I was not to happy about this.

    "This hotel is in a good location. I would not reccomend it for people with physical disabilities as most of the rooms are up or down stairs and I am not aware that there is a lift. In order to get to the town centre (5 mins walk) you need to walk up a hill. The hotel was clean and the staff were able to answer any questions I had about the area. The hotel bar is expensive. I enjoyed my stay and would definatley return to this hotel in the future." (97099467)

    The staff were very friendlt and helpful

    Came back from a day out to find the bedroom dorr had been propped open, was lucky that nothing had been stolen. Staff were very appologetic.

    "It would be better to know where the room is situated in the building because there is no lift in the hotel. We were travelling 8 adults together in 2 rooms and could not get a room side by side. However the hotel is perfectly situated near Princess street and all attraction in Edinborgh. Staff is very kind and helpful and the rooms and towels are cleaned every day." (99778293)

    Everything is very clean and there is a good service from the staff.

    Our room was on the top floor and there was no lift. Hard to climb so steep stairs with lots of bags.

    Overall stay was superb would recommend this hotel to friends and family.Very clean staff friendly good breakfast selection.

    "I would definitely visit this hotel again, the staff were friendly, helpful and even upgraded my friends and I to their luxury apartment as it wasn't booked that weekend, this was such a lovely gesture that made our stay all the better." (97773248)

    "An ideal base for sight-seeing in Edinburgh. We had a very spacious room and the en-suite was modern and clean. Older travellers may struggle if allocated a room high up as the hotel is in an old building not given to the fitment of a lift, this was not a problem for us however. We would stay there again without hesitation." (97658590)

    Centrally located with parking is a real bonus in Edinburgh. The staff were friendly and polite.

    "It would have been helpful to have known that there is no lift beforehand. Younger people can manage it but to older, or less fit persons this could be a severe constraint." (97416661)

    The size of the room and the view of the rooftops of Edinburgh set against the sea were definite pluses

    No lifts. Dragging luggage to the top floor can be cumbersome.Cleaning of rooms left much to be desired: only bins were emptied and toiletries and tea-coffee supplements updated. The beds and carpets were not done satisfactorily.

    Cleanliness and close to the city center

    We found that having a very steep staircase up to the top floor where we had our room(no lift) was a little bit to much for us as we have back problems both of us, and had to struggle with our luggage. Noise from the water pipes was very annoying. We could hear very clearly when anybody in the building was having a shower.

    The only positives I could find about this hotel were the location and the fact it had some car parking.

    The hotels is old and dated in decor and services, the staff whilst not rude were unattentive and unhelpfuul.

    central location, 24 hr reception, large room with en-suite

    The hotel and room was worn and overpriced, room was dark and main light in bedroom didn't work. On the first morning, I had to seek out a cup & pot of tea at breakfast as the table was inappropriately set and i wasn't asked by waitresses if i wanted anything!

    "The hotel is centrally located and ideal as a base for visiting Edinburgh and the surrounding area with transport within easy reach. The apartmnents are ideal for families or couples who want the option of relaxing in between exploring Edinburgh. The staff were attentive when required. Overall an excellent stay." (99890712)

    We were expecting a room but pleasantly surprised to have an apartment with all the facilities you could possibly need. The hotel is ideally located for exploring Edinburgh and the surrounding area with bus stops right outside the hotel and the main railway station a mere five minutes walk away.

    Nothing except it would have been nice to have fresk rolls with the continental breakfast.

    Very large bathroom with lots of room for toiletries etc. Lovely large bed

    Pillows were awful, they were so old and flat, we both slept badly due to discomfort.A real let down to the stay.
